NEW MILFORD

Speranza

The house at 20-22 New Preston Hill Road in New Milford.

Celebrity entertainer and high-profile businesswoman Joan Rivers sold her country estate in New Milford for $4.4 million.

The residence, at 20-22 New Preston Hill Road, sits on about 76 acres of land, part of which is located in the New Preston area of Washington township.

The sale was listed by Carolyn Klemm of Klemm Real Estate and brokered by Kathryn Clair of Litchfield Hills Sotheby’s International Realty.

“Joan Rivers was a pleasure to do business with,” said Ms. Klemm in an interview Tuesday, after the sale was finalized.

She did not, however, provide any details of the sale, saying that “the new owners want them to remain private.”

Wednesday, the New Milford town clerk’s office recorded the transfer of property at 20-22 New Preston Hill Road from BBNH, LLC, which purchased it Dec. 29, 2000, to Montrose Realty Partners, LLC, of Brookline, Mass., the new owner.

The property, listed as 75.92+/- acres in addition to a single-family house and caretaker’s cottage on Klemm’s website, has been on and off the market over the past few years. In 2009, it was listed at $6.5 million through Klemm; more recently, the listing was $4.9 million.

Washington’s town clerk, Sheila Anson, said that a portion of the current $4.4 million sale price, or $674,080, was for the 9.6 acres at 157 New Preston Hill Road in her town.

“There were several price reductions made,” Ms. Klemm said, adding that her firm has been the sole listing agency.

After Ms. Rivers purchased the property in New Milford in 2000, she completely rebuilt the house on the land.

The current 10-room, 5,730-square-foot residence, which dates to 2002, has four bedrooms, four-and-a-half baths and four fireplaces—in the entry hall, kitchen, master bedroom, and a bedroom suite, according to the Klemm listing.

The living room, kitchen, master bedroom, three bedroom suites and library are said to have cathedral ceilings.

The property includes a swimming pool and pool house, bluestone patios, stone walls, a stone caretaker’s cottage and a barn/garage with studio.

The “sprawling country house,” according to its description on the Klemm website, evidences “high standards” and “incredible taste.”

There is a pond on the property, which is said to have “amazing views” and offers “privacy.”
